Consultation
Having listed and sold many properties in the Aspen Snowmass area over the years, I know what it takes to get the job done. After our initial consultation, I will prepare a detailed comparative market analysis for your review. Then, I will prepare a listing presentation and schedule a meeting in which we'll review your home valuation, marketing strategy, and contract negotiations protocol. We will also discuss closing costs and other anticipated expenses so there are no surprises down the road.
We will review and sign the Exclusive Right to Sell, a Colorado real estate form which can be found on the Department of Regulatory Agencies' Real Estate Contracts and Forms website: https://dre.colorado.gov/real-estate-broker-contracts-and-forms. In Colorado, Real estate brokers are required to use Commission-approved contracts and forms.
Listing
Next steps will include the appropriate real estate photography, MLS listing, online syndication, broker and prospect notifications, open house schedule, advertising, property brochures and digital presentations, plus anything and everything we can possibly do to obtain the best offer on your property. I will send the listing out to a vast database of prospective buyers in Aspen Snowmass who have inquired with our team in recent years. I will notify all the local brokers about the listing and invite them to preview the home. In other words, I will leave no stone unturned. I will dig through each and every database with a fine-toothed comb to obtain the best possible offer.

Listing Agreement
Colorado will debut a new listing agreement, or Exclusive Right to Sell Listing Contract, this year, thanks to the ever-evolving world of NAR. Not only do I have a desire to be compliant in my profession - I also believe that buyers and sellers deserve full transparency. Commissions, like other fees, have always been a part of the real estate transaction. As a seller, you will have already taken all of this into consideration when deciding on the asking price and calculating your net. From that perspective, we can understand why our industry is taking the necessary steps to clarify buyer agent compensation.

Contract & Negotiation
When the timing of the listing is right, the asking price is in an appropriate range, and the marketing is on-point, we can expect offers to come in shortly after your property is listed -- especially in our low-inventory resort market. My promise to you is that I will live and breathe the sales effort during this time. That means I will always make every effort to accommodate all showing requests, host the most welcoming open houses, and keep you updated on prospective buyer feedback.
As part of my fiduciary duties as a real estate broker, I am obligated to present all offers to you. But before the offers come in, we will have had a thorough discussion of your financial expectations, inclusions, and sales timeline. Dates & Deadlines
We always say, "when an offer is submitted, that is when the real work begins" -- and it's so true. Once your contract is signed, I will get to work on due diligence document distribution, inventory lists, and disclosures. I'll ensure that the title company and buyer adhere to the dates & deadlines set forth in the agreement, and help negotiate the inspection resolution hurdle of the closing process.
